Terms and Conditions

Dear Guest, you are so welcome to Adeo. Your visit to Adeo is the reason for our being. Without our guests we are not. Your comfort and peaceful stay with us is our prime concern. In order to protect you and Adeo the conditions below form the basis of the agreement between us for our service to you during your stay with us. We ask that you acquaint yourself with these terms, which apply to all bookings with ADEO.

In these terms and conditions the inverted words shall mean the following: "Agreement" - your booking confirmation read together herewith; "Guest" - the person who will be accommodated at Adeo; "Terms & Conditions" - the terms and conditions of stay contained in this document.

AS a special proviso the following terms apply to cancellations specified within the periods mentioned in relation thereto: A 10% administration fee if any booking is cancelled 14 days or more prior to arrival; 50% cancellation fee if cancelled 14 days or less prior to arrival and a 100% cancellation fee if cancelled 7 days or less prior to arrival, OR in the event of a non-arrival.

1.1: Guests are personally liable for the accommodation, notwithstanding that a booking was done through an agent and are required to make full prepayment for total accommodation costs prior to or on the date of arrival, unless a booking has been made through a travel agent or tour operator. All other charges incurred during a Guest's stay may either be settled immediately or by debiting these to each room's account, in which event such account shall be settled in full on departure upon presentation of an invoice.

1.2: Bookings must be secured by payment of a percentage of the accommodation costs or by way of a billing voucher (for bookings made via tour agents). Payment may be made via electronic funds transfer or direct deposit (into the bank account shown on the pro-forma invoice) or credit card. We accept American Express, MasterCard, Diners International, Diners Club and Visa.

1.3: Should a guest fail to pay by the due date, Adeo may treat the booking as having been cancelled without further notice.

1.4: All rooms that have been confirmed will be held until 20h00 on the scheduled date of arrival at which time ADEO may re-let the room without further notice, unless notified of a late arrival.

1.5: Guests may check-in at any time from 14h00 on the day of arrival. Guests must vacate their rooms by 10h00 on the day of departure (unless prior authorisation is obtained from the Manager). Guests are kindly asked to report to reception on check-out.

1.6: Late checkouts are available upon request, but are subject to availability and may incur an hourly charge at Adeo's discretion.

1:7: All indoor venues, and rooms at Adeo are non-smoking. Guests wishing to smoke may do so outside on the main stoep or in the garden. Adeo reserves the right to charge an additional amount for the cleaning of the room and loss of business for 24 hours after the Guest has departed in order to clear any room of smoke before re-letting to a non-smoking Guest.

1.8: All rooms accommodate a maximum of 2 adults per room. Children under 12 years (as at the date of arrival) are accommodated at R70 sharing a room with at least one full paying adult. Children older than twelve years will pay in full.

1.9: The Guest shall be responsible for any damage caused to the rooms, furnishings, utensils and equipment therein caused by or attributable to any act, omission, default or neglect of the Guest and/or his/her invitees and will pay to Adeo on demand the amount required to make good or remedy any such damage. For the purpose of this clause, acts or omissions of the guest or his/her invitees shall be deemed acts of the Guest.

1.10: Adeo reserves the right to charge Guests the cost of replacing any items that are removed from ADEO by them without consent. The charge will be the full replacement amount of the missing item.

1.11: Should the fact that any damage has occurred or any item is missing come to light after the Guest has departed, Adeo reserves the right to make a charge to the Guests credit or debit card or send an invoice for the amount to the registered address. Adeo will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs and therefore will make every effort to keep any costs that the Guest would incur to a minimum.

1.12: If the ADEO staff find any personal effects, goods left behind by a Guest or any other lost property, Adeo will retain such items and if an item is not reclaimed with the 3 months of the Guest's departure it will be disposed of by ADEO at its discretion.

1:13: Adeo reserves the right to judge acceptable levels of noise or behaviour of the Guest or invitees of the Guest who must take all steps necessary for corrective action as requested by ADEO. In the event of failure to comply with management's request, ADEO may terminate a booking or function immediately without being liable for any refund or compensation.

1:14: It is Adeo's policy not to discriminate on the grounds of race or disability. As a responsible host we believe that we have a duty to our guests to protect them from inappropriate behaviour. The Guest, his/her employees, guests and sub-contractors engaged by or on behalf of the Guest are expected to adhere to this policy and Adeo may, without incurring any liability to the Guest, immediately remove from Adeo any person(s) offending against this policy. Any visitors to the guest must be reported to the manager prior to their arrival. By harbouring any clandestine visitor in a room , without prior permission obtained, will incur a penalty of double the rate for the particular room. Should any actions by a Guest be deemed inappropriate by the manager, or if any inappropriate behaviour is brought to the attention of the manager, Adeo reserves the right, after any allegations have been investigated, to take action against the Guest.

1:15: Pets are not permitted.

1.16: All warranties, conditions and other terms implied by statute or common law are, to the fullest extent permitted by law, excluded from this Agreement.

1.17: Adeo shall have no liability to the Guest and/or the Guest's invitees, visitors, employees, sub-contractors or invitees for any special, indirect, consequential loss or damage, unless caused by gross negligence or otherwise provided for in this agreement. Adeo's total liability shall, wherever permitted by law, be limited to the value of this agreement.

1.18: One car only per room will be allowed. Guests are encouraged to lock their motor vehicles and rooms at all times unattended. Guests should take note that parking areas are not supervised and Adeo does not accept responsibility whatsoever for damage to, or theft from or theft of, motor vehicles parked on the premises or from any room. The Guest is advised to have and is responsible for insurance to cover loss of baggage, personal effects and money.

1.19: For the purposes of this agreement it is recorded that public service for especially electricity and water is often interrupted without notice. These events are beyond Adeo's control and will be regarded as vis major. Adeo shall not be in breach of this Agreement if in these events it does not provide the services under this Agreement.

1.20: Adeo reserves the right to deduct any sums owed to it by the Guest and the exercise of such right shall be without prejudice to any other rights which Adeo may have in terms of this Agreement or in law.

1.21: The Agreement will be construed in accordance with South Africa law and the Guest agrees to submit to the non-exclusive jurisdiction of the South African courts.

1.22: Any notice or invoice hereunder shall be duly served on either party if delivered to their last known address.

1.23: No variation of this Agreement shall be valid unless it is in writing and signed by, or on behalf of, each of the parties.

1.24: If any provision of this Agreement is found to be invalid, illegal or unenforceable, that provision shall, to the extent required, be deemed not to form part of this Agreement and the validity and enforceability of the other provisions of this Agreement shall not be effected.

1.25: Failure to exercise, or any delay in exercising, any right or remedy provided under this Agreement by law to Adeo shall not constitute a waiver of that (or any other) right or remedy, nor shall it precluded or restrict any further exercise of that (or nay other) right or remedy.

1.26: In the event that a Guest has a complaint during his/her stay at ADEO, he/she must bring it to the attention of management as soon as possible to allow Adeo the opportunity to address the issue during your stay.
